About Battery Park City, Manhattan

Battery Park City is a planned residential neighborhood located west of the Financial District, built on reclaimed land in the Hudson River. The new development has a unique, clean aesthetic and boats lots of park space and sweeping waterfront views.

The neighborhood is popular with families and residents enjoy the community vibe, many activities, and almost suburban feel, all while living just a short walk from the Financial District and within easy reach of the rest of Manhattan.

The History of Battery Park City

The land now occupied by Battery Park City was once part of New York City’s thriving port. When freight traffic moved to the new port at Elizabeth, New Jersey, plans emerged to fill in and redevelop this waterfront area. Material excavated for the construction of the original World Trade Center and Water Tunnel #3 were used to create the land. Construction of the first buildings - those now known as Brookfield Place - began in 1980. The neighborhood’s residential buildings were constructed between 1983 and 2011.

Battery Park City Demographics

Battery Park City is home to about 15,000 residents. The neighborhood is popular with families: there is a much higher proportion of children (especially children under age 5) and a higher proportion of adults in their 30s and 40s than other neighborhoods. Two-thirds of the population is white and about one-fifth is Asian. The median income in the neighborhood is more than double the city average and there is a much higher proportion of high-income earners here than in other neighborhoods.

Transportation in Battery Park City

Battery Park City has great transportation choices. Many residents walk to work in the nearby Financial District. Twelve subway lines (plus PATH) have stops nearby, allowing for easy trips across Manhattan or to Brooklyn or New Jersey. The West Side Highway (here the boulevard called West St.) means it is easy to drive in and out of the neighborhood. This major street is a bit of a barrier, though, separating Battery Park City from the rest of the Financial District.

The area is fully built out; there is no new residential construction planned. Several buildings that were initially rental have been converted to condos.

Battery Park City is an upscale, family-friendly neighborhood with an almost suburban feel in the heart of downtown New York City. The cohesive design of this planned community gives the area a clean (and slightly sterile) look and feel. There are a lot of parks and greenery; about 1/3 of the neighborhood is green open space. The neighborhood has lots of free activities and events, such as holiday-themed parties and fishing trips.
