While that may seem like a tall order for NYC’s urban landscape, buyers have a fair amount of options if you know where to look. Brooklyn has the most available listings with private outdoor space
If private outdoor space is a must-have for your home search, Brooklyn is the best place to start. Our analysis showed that Brooklyn had the lion’s share of available listings with private outdoor space at 34%.
That’s not to say that you wouldn’t find a home with private outdoor space in another borough. The analysis does not represent the entirety of home types in a specified borough, but rather the amount of available sale listings currently on the market with private outdoor space.

Neighborhood choice will also greatly impact where you can find private outdoor space, as not all neighborhoods are created equal for this attribute. Here are the top hoods for each borough.
- Bronx: With plenty of detached home options and high-rises with private terraces, it’s not surprising that Riverdale (44%) and Spuyten Duyvil (39%) are the best places to start your search for private outdoor space in the Bronx.
- Brooklyn: Williamsburg (42%), Sheepshead Bay (41%), and Park Slope (41%) were the top Brooklyn contenders for finding outdoor space. Broooklyn’s “Riviera” Sheepshead Bay offers laid-back waterfront living with a mix of new condos, row houses, and detached single family homes. Park Slope is known for its leafy streets and townhouse inventory with private back gardens, while many Williamsburg high-rises offer terraces and balconies.
- Manhattan: Hudson Square (40%), the Lower East Side (39%), and Harlem (33%) are your best bets for finding private outdoor space in Manhattan.
- Queens: Long Island City (31%), Glen Oaks (25%), and Astoria (19%) round out the top neighborhoods in Queens. Located on the eastern edge of Queens, Glen Oaks is also home to NYC’s largest garden co-op development.
Other neighborhood honorable mentions with plentiful outdoor space include: DUMBO, Crown Heights, and Brooklyn Heights. Conversely, the neighborhoods with the least active listings with private outdoor space are Chinatown, Inwood, and Roosevelt Island.
