Who wouldn’t love to jump in a pool right now, skipping the long lines at city public pools?

Home search platform Localize.city dove into the data for properties for sale (as July 16, 2019) with private pool access.

“In weather like this, it is certainly nice to live in a building with a pool, and such homes are more common in the five boroughs than you might think,” said Localize.city data scientist Noa Pasternak.  “More than one out of every 10 homes for sale right now across the city —  nearly 13 percent — have access to private pools.”

The Bronx has the largest share of home listings with private pool access.

More than a quarter of homes for sale in the Bronx are in buildings with private pool access; 18 percent of properties on the market in Manhattan have access to a pool, while 11 percent of sales in Staten Island do. In Brooklyn, roughly 6 percent of homes for sale come with pool access. In Queens, it’s a mere 2 percent.

Top 10 neighborhoods for largest number of homes for sale with pool access

Most neighborhoods are in Manhattan. Riverdale is on the list, where older complexes sprawl across several acres, often with outdoor pools. Downtown Brooklyn and Long Island City, where a slew of new towers has transformed the skyline in recent years, also made the cut for having a lot of pools, which are a mix of indoor and rooftop pools.. (Only neighborhoods with at least 20 listings that have pool access were considered.)

Why don’t we all move to Riverdale?

The leafy northwest Bronx enclave of Riverdale had by far the most affordable listings with private pool access. In fact, you can get a studio or one-bedroom for under $200,000!

“On hot days like this weekend promises to be, who wouldn’t want a dip in a pool? Turns out, if you’re looking for a private pool but haven’t struck the lottery yet, you should head to the Bronx,” said Localize.city President Steve Kalifowitz. “The average cost for a home in NYC with private pool access across the city is $4.5 million. But Riverdale has the five biggest steals in that category, all for under $250,000, and not too far from beautiful public gardens at Wave Hill to boot!”
