Coronavirus and The United States Updates

Within the past week, the Coronavirus has started to more seriously spread and affect the world. This includes the U.S. where new cases in various states have started increasing rapidly. This past week, not only has the World Health Organization declared COVID-19 a pandemic on March 11,2020, but President Donald Trump has also declared a national emergency in order to use federal resources to fight the virus.

As of March 16th, there are 1,678 Coronavirus cases in the United States. With the increasing number of cases, people are urged to practice prevention and safety measures to protect oneself and others around them.

This includes washing hands often with soap and water for at least 20 seconds, avoid touching the eyes, nose, and mouth, practice social distancing, stay home if sick, cover your mouth and nose when sneezing or coughing, etc.

New York City

Despite New York only seeing its first confirmed Coronavirus case just almost two weeks ago, currently it is one of the states that has been hit the worst. Currently (as of March 15,2020), there are a total of 729 cases stateside with 329 of those cases within NYC.

During this time, NYC is waiting for more much-needed testing kits as well as federal support for the testing. It has also declared a state of emergency and the State of New York has also banned gatherings of 500 people or more.

Additionally, the MTA has stepped up their cleaning procedures by sanitizing frequently touched surfaces twice a day. While news is constantly changing during this time, it is important to take preventative measures, stay calm, and stay informed of how you can stay safe and healthy!

It may also be a good idea to start preparing your home with needed essentials and an action plan in case of changes to daily life. While hoarding and panic buying is not encouraged, as it prevents needed necessities being available for all, it can be good to have up to a 2 weeks supply.

The New York Real Estate Market and COVID-19

Amidst the Coronavirus outbreak in the United States, many businesses have taken hits as schools, hotels, restaurants and bars are closing, workplaces are transitioning to remote-work, and people are more reluctant to go out.

The New York City real estate market is no exception as the amount of people attending open houses have significantly decreased within the past month. This is partially due to the fears of the virus itself as well as the instability Coronavirus has brought to daily life and the workplace. Since buyers are holding back from attending open houses and sometimes even buying, sellers are then reluctant to list their properties for sale.

On a brighter side, The Real Estate Board of New York and 29 building owners have pledged to stop evictions for three months due to the virus outbreak. These building owners own more than 150,000 rental apartments in NYC and their voluntary pledge means that people do not have to worry about being without a home during this difficult time.

The True Value of the Space

If you’ve ever apartment hunted, then you know it can sometimes be difficult to figure out if you’re getting a good deal or not. Localize.City helps out home renters and buyers with that as well.

We label directly on the listing’s front page whether it’s a high price, price opportunity, or if there was a recent price drop so you can easily scroll through listings to find the one you want.

We also include price labels, like the ones pictured above, in the listing itself to remind you of its true value even if you are just curious about the listing.

Along with the true value of the space we just mentioned above, each listing also includes price history for the building’s apartment units, building itself, and homes in the area. This can make it easy for you to see if there has been a recent price increase for your building or if spaces in other buildings in the area have a higher or lower price tag.

This specific image also includes “Comparable Listings” to show you why this particular apartment is considered a high price and includes the pricing of other apartments to show you.

When apartment hunting for a new space, many people say that it is important to visit the neighborhood and surrounding area to see what other places are near there such as restaurants, schools, other housing, and transportation. We have it all laid out for you so you don’t have to go out and do the research yourself!

The “Schools” tab shows which elementary, middle school, and high schools are within the apartment’s zone and how they rate in terms of achievement, leadership, and environment.

The “Construction” tab tells you if there is or will be construction near the apartment building, where it is, what they are building, and the estimated end.

The “Safety” section shows you how that neighborhood’s crime rates compare to NYC’s average. This analysis takes into account violent crimes reported in the area in the last 18 months.

Price Trends” shows you the average sales price, asking rent, and price per sqft in your neighborhood. It also compares it to the borough’s and New York’s averages. You can also choose to filter it by apartments with a certain number of beds!

Lastly, “Neighborhood Life” tells you about the area itself! It is split into three categories: “Going Out”, “Everyday Life”, and “Open Air”. The “Going Out” section includes spots to eat and have fun such as restaurants, coffee shops, shopping, etc. “Everyday Life” are places nearby that make everyday life easier such as banks, gyms, laundry services, grocery stores, and pharmacies. “Open Air” are places to play and get outside such as parks, playgrounds, and plazas.
