Nothing signals the change in season like hanging out on a sunny rooftop deck. We already know private outdoor space is a highly coveted amenity, but roof decks are also popular for catching some rays without leaving your building. We’ve rounded up buyers’ best bets for finding an NYC roof deck of their own.

For a deeper dive into NYC’s real estate trends, download the report below.

Manhattan is tops for NYC apartments with private roof decks

If a home with a roof deck is a must-have, begin your search in Manhattan. The borough landed the top spot for both private and shared roof decks with 1,627 listings with shared decks and 94 listings with private decks.

Brooklyn takes the runner-up spot with 456 listings with shared decks and 47 with private ones. The Bronx had the lowest inventory with only three listings featuring roof decks.

That’s not to say that you won’t find homes with roof decks in one of the lower ranked  boroughs. The analysis does not represent the entirety of home types in a specified borough, but the amount of available sale listings currently on the market with roof decks.

Best neighborhoods for shared roof decks

While Manhattan had the most available listings with roof decks overall, they are not evenly distributed throughout the borough. Below you’ll find a breakdown of neighborhoods where buyers are most likely to land a roof deck.

Top neighborhoods for shared roof decks

  • Upper East Side: 283 listings
  • Upper West Side: 175 listings
  • East Midtown: 158 listings
  • Murray Hill: 131 listings
  • Financial District: 130 listings

If looking in Brooklyn, your best bets for shared roof decks are Williamsburg and DUMBO. Long Island City has the most available listings with roof decks in Queens. For the full list of neighborhoods, check out our report here.

If you don’t have your own roof deck to stretch out on, don’t fret. There’s plenty of green space to go around thanks to NYC’s great parks
